Simply Affordable

There is absolutely no time limit to build a home. Feel free to hold the land purely as an investment, if that is your choice. When you are ready to build, our own design and construction team will be happy to work with you, or choose any other builder you wish.

Ventana del Pacifico employs only top engineers, architects and designers with proven track records to build exquisite, quality homes. Most importantly, they bring years of expertise working with the Costa Rican conditions to your personal project. Everything is done above and beyond industry standards with a solid warranty on construction and workmanship.

As of March 2012, the cost of custom home building starts at $99 per square foot. Depending on the level of finishes (e.g., type of countertops, fixtures, cabinetry, etc.), the cost may range up to $135 per square foot for our premium selections. The minimum home size is 1,000 square feet and there may other minor restrictions on design to ensure that the visual integrity of the region is maintained and views are not hindered.

The cost includes:

  • Ceramic tile floors
  • Cathedral wood ceilings
  • Kitchen & bathroom cabinetry
  • Handcrafted hardwood armoires
  • Plumbing fixtures
  • Ceiling fans with light fixtures
  • Spanish-style steel roof
  • Hot water tank
  • Septic system
  • Regular progress reports (with photos)

Not included would be appliances, furniture, blueprints, utility hookups, pool, landscaping, air conditioning, security system, and driveway paving.

Note: Costs of items included or excluded may change without notice but will be confirmed when a construction contract is negotiated.

Mortgage financing can be arranged for construction (see Financial Facts for details).

Otherwise, the schedule of payments for construction is:

  1. $2,500 US to initiate design (this will be deducted from the overall cost)
  2. 25% as a deposit
  3. 25% to initiate the foundation & construction
  4. 25% to initiate the roof installation
  5. 20% to initiate laying of ceramic floor tiles and painting
  6. 2.5% upon completion of the building process
  7. 2.5% after owner inspection and rectification of any agreed to claims

The estimated time to build a home is 9-12 months, depending on the size and complexity. Some phases are ready to build in now, while others are still in “pre-construction” while electricity and water are being installed.
